Under minimal to no supervision, operates, maintains and ensures the safe and economical operation of all heating and cooling systems, medical gases and vacuum, domestic hot and cold water, cooling towers, converters, pneumatic tube system, boilers, chillers, absorption units, package refrigeration and fire systems. Principal operator of the primary central plant mechanical systems.

 

PRINCIPAL DUTIES AND RESPONSIBILITIES:

  • Starts systems, observes operation, reads gauges and instruments and adjusts mechanisms such as valves, controls and pumps to maintain the desired output from these systems.

  • Makes physical rounds of mechanical rooms in addition to monitoring systems. Unusual operating characteristics' are to be noted in the Engineers Logbook and action taken to correct the malfunctions.

  • Directs the Stationary Engineer to observe air flow and humidification in operating suites and intensive care units.

  • Troubleshoots defective equipment. Determines whether repairs can be done inhouse or must be contracted cut. If problem occurs on an off shift, decides whether repair can wait for the day shift or if a contractor must be called immediately.

  • Monitors all calls and directs appropriate personnel to respond to these calls.

  • Adjusts and calibrates thermostats and pneumatic controls.

  • Tests Malfunctioning systems using electrical, mechanical and pneumatic testing equipment.

  • Replaces, repairs or adjust defective or worn parts to systems.  

  • Checks joints, fittings valves, etc. on heating, cooling, refrigeration and water lines for leaks.

  • Interacts with and coordinates activities with other skilled trades to accomplish projects.

  • Performs other related duties as assigned.

 

EDUCATION/EXPERIENCE REQUIRED:

  • High School Diploma.
  • Four to Five (4-5) years of experience operating a large complex central facility plant with special emphasis in operating under constantly changing loads.
  • Must have a working knowledge of advanced HVAC technologies and be able to use a computerized building automation system operator workstation. 
  •  Must be able to efficiently operate a wide range of mechanical systems, perform chemical tests on cooling towers and heating and cooling loops.

     

     

    CERTIFICATIONS/LICENSURES REQUIRED:

     

     

     

     

     

     Requires a First Class Refrigeration Operator License, a Third Class Stationary Engineers license and State of Michigan, Department of Natural Resources 5B Microbial Pest Mgt Certification.
